What this assumes

  • The minutes per room are yours to set: time a few real cleans and use your averages.
  • The hourly rate is what you charge per cleaner-hour, already covering wages, travel, supplies and margin.
  • The first clean takes longer by the percentage you enter; regular visits keep the home at that standard.

Why this number matters

A cleaning price is time multiplied by rate. The time comes from the home: bedrooms, bathrooms and the shared living areas each take a fairly steady number of minutes once a home is on a routine, and the first clean takes longer because it has to reach that standard. Timing your own cleans for a few weeks gives better numbers than any average, and once the minutes are right the price for any home is arithmetic. If a customer’s visits keep running over, the home is not the size it was priced as: re-time it and change the price with notice rather than absorbing the difference.

How it is worked out

  • Minutes = bedrooms × minutes per bedroom + bathrooms × minutes per bathroom + kitchen and living minutes
  • Price per regular clean = (minutes ÷ 60) × your hourly rate
  • First clean = regular price × (1 + extra time %)
